Sydney buyers leading the charge for Gosford development

Media release - 9th November, 2016

Sydney and local buyers have identified Gosford as a property hotspot, with units in a high-quality residential development selling like hotcakes off-the-plan, according to leading real estate group Raine & Horne.

“We’ve already sold 32 apartments in a new development at 14-16 Batley Street, Gosford, which is five months into the construction phase,” said David Nichols, Sales Agent, Raine & Horne Gosford.

“There are only eight off-the-plan opportunities left, and we expect these to be snapped up fast, especially given their affordable price tags.” One bedroom apartments start from $355,000, with two bedrooms available from $388,000.

14-16 Batley Street, GosfordThe seven-storey apartment block is being constructed by a private developer, Newbuild Developments Pty Limited, which built the adjacent development at 10-12 Batley Street, Gosford.

The block has been architecturally designed with all apartments finished with premium fixtures. It is well-positioned close to a number of parks, the Gosford Waterfront, and a variety of local restaurants.

“The sale of the first 32 units in quick succession can be attributed to Newbuild’s quality development at neighbouring 10-12 Batley Street, which is enabling buyers and investors to see what they are going to get for their money,” said Mr Nichols.

“Moreover, many off-the-plan sales trumpeted for Gosford will never see the light of day, so purchasing from a builder such as Newbuild, which has significant local runs on the board, is giving buyers plenty of confidence.”

The level of confidence is demonstrated by the fact that Raine & Horne Gosford has negotiated a large number of sales on behalf of the developer.

“We’ve negotiated 32 exchanged sales rather than simply taking deposits. This situation underlines the enthusiasm for the development, and that purchasers have bought into the long-term investment outlook for Gosford,” said Mr Nichols.

The NSW Government recently released its Regional Plan for the Central Coast that outlines ways to grow the economy and accelerate housing supply over the next twenty years. This follows a revision of population growth figures for the region, which indicate that by 2036, the population of the Central Coast will be 415,000, which is bigger than the population of Canberra today.

“Buyers and investors have identified that population growth will fuel long-term capital growth for Gosford, which is encouraging them to purchase in beautiful complexes at these great prices today,” said Mr Nichols.

“The savvy buyers also recognise that Gosford is an easy drive or train trip to Sydney or Newcastle, which is another tick for the city and its real estate market.”
