Guide to Landlords - Preparing Your Investment Property

The following list is a quick guide to ensure your home will be ready for your new tenants. 

  • Check and test all light switches and power points (if possible)

  • Check all doors including exterior, interior, sliding and cupboards.  Check door stops, handles, wardrobe rods and shelves

  • Ensure all locks and security devices are working properly – we will require a copy of keys for all locks and any remotes for the property.

  • If curtains or blinds are provided, check for cleanliness and damage

  • Check all appliances are clean and working. Please provide our office with a copy of any warranty’s (if applicable)

  • Make sure all kitchen bench tops, drawers and cupboards are clean  

  • Make sure bathrooms are clean, including tubs, toilets, tiles, cabinets, mirror, towel 

  • rails, toilet paper holders and soap dishes; ensure these are all in place

  • Check condition of paint on all interior walls and ceilings

  • Check all flooring and floor coverings – we recommend professionally cleaning carpet

  • Clean all windows and mirrors. Check  all fly screens are in place and not torn 

  • Ensure all heating/cooling units and air conditioners are serviced, clean and working, including filters

  • Ensure all rubbish and personal items are removed from the property

  • Check stairs, handrails, verandahs and/or balconies

  • Ensure exterior of premises are clean and neat, lawns mowed, gardens weeded

  • Check for any signs of pests or spiders
