Research
Research the area, you are looking to live in or invest in, research the sale history in the area, features the area has to offer, such as beaches, parks, tourist attractions, the rental market and the properties on the market. Researching will also give you a good indication of distances from the best schools, shopping centres and work locations. You will want to know the area is right for you and you are investing in the property you want.
Finance
Speak to a financier or your bank, so that know what you can borrow and what properties you can afford based on that price range. It is always beneficial to have your finance pre-approved when making an offer. It demonstrates to the seller that you are serious. If you don’t have a financier or your bank isn’t looking to lend. Building/Pest Inspection
When you make an offer on a property, we highly recommend having these inspections done. If it’s your dream home you are buying or an investment property, you need to know if you are going to be up for any further costs involved. A few hundred dollars could save you thousands.
Making an offer
We know as a buyer you may need to negotiate and have certain terms presented to the seller, so when making an offer, best practice is to make this in writing. Why? A seller is more likely to take this seriously and take the time to process the offer. Vendors tend to be more willing to negotiate with a serious buyer.
